FAQ

The questions every homeowner asks

Cost, timing, materials, contractors, insurance - the real answers before you spend $10,000+.

How much does a new roof cost in 2026?
A full roof replacement typically runs $8,000–$18,000 for asphalt shingles on a 2,000 sqft home, $15,000–$35,000 for metal, and $12,000–$25,000 for TPO. Labor is 40–60% of the total. See the full breakdown in our roof replacement cost guide.
How long does a new roof last?
Asphalt shingles: 20–30 years. Architectural shingles: 25–40 years. Metal panels: 40–70 years. TPO membrane: 20–30 years. EPDM rubber: 25–30 years. Slate: 75–150 years. Lifespan depends on pitch, ventilation, climate and installation quality.
When should I repair vs. replace my roof?
Repair if the damage covers less than 30% of the roof surface and the roof is under 15 years old. Replace if you see widespread granule loss, multiple leaks, sagging, or the roof is past 75% of its expected lifespan. Our repair cost guide helps you decide.
Which roofing material is best for my home?
For most US homes, asphalt shingles are the best value - lowest upfront cost, every climate works, 20–30 year life. Metal lasts 2–3× longer and performs better in snow/wildfire zones. Tile/slate suits hot-dry climates and historic homes. Compare them side-by-side in our brand guide.
How do I choose a roofing contractor?
Get at least 3 written quotes. Verify the contractor is licensed and insured in your state. Check for manufacturer certifications (GAF Master Elite, CertainTeed SELECT ShingleMaster, Owens Corning Platinum). Avoid storm-chasers knocking door-to-door. Read reviews on BBB, Google, and Angi - not just the contractor's own site.
Do I need a permit to replace my roof?
Most US jurisdictions require a residential roofing permit - fees range $150–$500. Your contractor usually pulls it as part of the project. Permits trigger a city inspection on completion, which also protects you if the install fails inspection. Check your local building department website.
Will my insurance cover a new roof?
Homeowners insurance typically covers roof replacement caused by sudden events (hail, wind, falling trees, fire) - not age or normal wear. You'll owe your deductible. For hail or wind damage, our insurance claim guide walks through documentation, adjuster meetings, and claim denial appeals.
How long does a roof installation take?
Residential tear-off + replacement on a typical 2,000 sqft home: 1–3 days with a 3–4 person crew. Steep-pitch, cut-up roofs or metal installs can push to 4–7 days. Weather and material delivery add buffer time. Permit inspections after completion take another 1–2 days.
